Built in the 1970s, Itapeva 101 stands at the heart of São Paulo’s economic and cultural transformation, within a district reshaped by the regeneration of the historic Matarazzo Hospital into a vibrant hub of hotels, retail, and cultural destinations. Located in Bela Vista, a neighbourhood shaped by Italian immigration and known for its culinary and cultural landmarks like MASP, the building holds great potential.
Despite its location, it currently sits neglected and underused. Rather than demolishing this relatively young structure, we see value in reimagining its future through a sustainable retrofit. Preserving and repurposing the existing framework supports the city’s decarbonization goals while restoring its connection to the street and urban fabric.
We believe this transformation is not just architectural. It is, in some sense, civic. The renewed Itapeva 101 can extend its presence beyond its footprint, contributing to a more vibrant, inclusive, and sustainable public realm.
